AAA helps building owners and managers determine if lead-based paint is present in their buildings prior to renovation or construction activities that disturb suspect lead-based paint. AAA uses a Niton X-Ray Fluorescence Spectrum Analyzer. Following the testing, AAA will provide a comprehensive report of findings that include test results, color, substrate and location of each paint tested.<\/span><\/strong><\/p>\n [\/et_pb_text][et_pb_text admin_label=”Management Plan Development” background_layout=”light” text_orientation=”left” use_border_color=”off” border_color=”#ffffff” border_style=”solid”]<\/p>\n Lead-based paint management plans developed by AAA help building owners reduce the risk posed by lead-based paint in their buildings. Our lead-based paint management programs include a copy of the lead survey report and written procedures for working safely on or around lead-based paint.<\/span><\/strong><\/p>\n [\/et_pb_text][et_pb_text admin_label=”Risk Assessments ” background_layout=”light” text_orientation=”left” use_border_color=”off” border_color=”#ffffff” border_style=”solid”]<\/p>\n Lead Risk Assessments are conducted based on guidelines established by the US Dept of Housing and Urban Development and coupled with our extensive experience of providing lead consulting to various clients. A lead based paint risk assessment is conducted to determine whether lead based paint hazards exist and, if so, provide solutions on reducing and managing such hazards until complete abatement takes place.<\/strong><\/p>\n [\/et_pb_text][\/et_pb_column][et_pb_column type=”1_2″][et_pb_text admin_label=”Abatement Project Management ” background_layout=”light” text_orientation=”left” use_border_color=”off” border_color=”#ffffff” border_style=”solid”]<\/p>\n AAA manages all aspects of lead-based paint abatement projects on our client\u2019s behalf. The AAA project manager monitors the contractor\u2019s activities to ensure compliance with OSHA regulations. Once abatement is completed, the AAA project manager performs a visual inspection and final clearance wipe sampling.<\/strong><\/p>\n [\/et_pb_text][et_pb_text admin_label=”MDE Rental Property Compliance” background_layout=”light” text_orientation=”left” use_border_color=”off” border_color=”#ffffff” border_style=”solid”]<\/p>\n AAA performs inspections and can issue MDE 330 forms for rental properties. This form is necessary for Rental Property owners to be in compliance with Maryland laws. There are several inspections that satisfy Maryland rental laws and AAA is accredited and has the necessary equipment to perform all of them.<\/span><\/strong><\/p>\n [\/et_pb_text][et_pb_text admin_label=”MDE Rental Property Compliance” background_layout=”light” text_orientation=”left” use_border_color=”off” border_color=”#ffffff” border_style=”solid”]<\/p>\n Clearance inspections are conducted after any activity that disturbs lead based paint. This part of lead testing is to make sure that the cleaning after the Abatement work or the interim controls were completed and that the clean-up procedure that followed were done correctly. These investigations are based on protocols established by the US Dept of HUD.
